Hands-off does not mean no client involvement. You provide the site information, ownership authorizations, project decisions and approvals needed to move the application forward. Azure coordinates the application work included in the proposal, keeps track of outstanding information and communicates review requests. City fees, consultant fees and additional services should be identified rather than assumed to be included.

Start with the project scope and the available documents. Send the address, current design or concept, available survey information and any existing City correspondence. If another designer prepared the drawings, we first assess the information, permissions and work needed; accepting a permit-only assignment is not automatic.

Development review addresses the proposed land use and development against applicable planning requirements. Building review addresses the applicable construction and safety requirements. The approvals and supporting documents your project needs depend on its scope. We identify the application path and coordinate the agreed architectural drawing package with specialist input where required.

Review comments may require revised drawings, clarification or additional consultant information. We coordinate responses within the agreed scope and explain when a change affects the brief, fees or schedule. EPCOR and other servicing coordination can form part of that scope, but design coordination is not a guarantee of utility approval or capacity.

An application timeline depends on preparation, client decisions, consultant information and authority review. We do not promise a fixed permit date or guaranteed approval. The practical goal is a clear package, identified responsibilities and an organized response process so you know what is outstanding and who needs to act.
